Just northeast of the prodigious Holyrood Gardens proposal, another developer is seeking to intensify multiple neighbourhood properties, albeit on a much smaller scale. Infinity Capital Developments has submitted a planning application to rezone the adjoining sites at 9412, 9418, 9424 and 9420 83 Street NW to permit a five-storey residential building housing a mix of apartment and rowhouse units.

An open house last Wednesday set the scene for the development, which would replace four single detached dwellings roughly 400 metres away from a planned Valley Line LRT stop on 85 Street. Two existing five-storey apartment buildings are located directly to the west, separated from the subject property by a diagonally cutting laneway, which will be used as an access route to an underground parkade.

The developer is looking at packing up to 50 units within the Stantec-designed project. Street-oriented townhouse units would face 83 Street as a measure to activate the public realm. Stepbacks on the third and fifth storeys reduce the bulk of the massing. Preliminary sketches of the development that were provided at the open house show what the building interface could look like.
