An Edmonton developer that has rapidly assembled a strong résumé in adaptive reuse plans to redevelop one of Whyte Avenue's most recognizable buildings. Beljan Development, the firm currently carrying out neighbourhood-oriented developments like the Oliver Exchange, will transform the historic Dominion Hotel Building at 10324 82 Avenue into a modern hub for office and retail space.

The 1903-built Victorian structure, featuring an ornate protrusion of wooden balconies on its frontage, was one of the first hotels in Strathcona. Renderings for Beljan's project show plans to maintain the architectural integrity of the building, including its brick facade and distinctive cupola. The facade will also undergo restoration.

An entirely new interior layout will cater to diverse office and retail tenants, with up to 10,500 square feet of space available for lease. The development would also rejuvenate the building's rear elevation, which backs on to a laneway. The images show how this space could be activated by meeting the alley with a ground-level cafe and a bar on the second floor.
