ONE Properties and Bateman Properties will be presenting their revised development proposal for the northwest corner of 99 Street and 89 Avenue NW at an open house on Tuesday. The intensification initially envisioned for the lot would have seen the erection of a 31-storey tower, but plans for the Strathcona property were later altered, producing a more tenable two-building scheme with heights of 18 and 15 storeys.

The existing Wild Earth Bakery and Wild Earth Foods stores, along with additional retailers at the back, are currently zoned under the Neighbourhood Convenience Commercial Zone and Low Rise Apartment Zone. The developers are seeking to rezone the addresses 8904 and 8920 99 Street NW and 9922, 9924 and 9926 89 Avenue NW to allow two DIALOG-designed towers to proceed.

The 18-storey west tower would have townhouse-style units at its base, while the 15-storey east tower would contain commercial uses on the main level. A total of 217 residences are proposed, with 176 vehicular parking stalls provided underground.

The open house will provide residents with an opportunity to learn more about the proposal and provide their feedback. It will be held on December 5 from 6 to 8 PM at the ATB Financial Arts Barns Lobby (10330 84 Avenue NW).
