A proposed rezoning submitted to the City for 9503 157 Avenue NW in Eaux Claires will be put under the public microscope on Thursday, November 16 at an information session. Wensley Architecture proposes to rezone the green space just southeast of the Eaux Claire Transit Centre from an Agricultural Zone to a Site Specific Development Control Provision, giving proponents clearance to build a major high-density residential project.

The proposal calls for four buildings comprising a maximum of 532 residential units. Access to the complex would be provided via two cul-de-sacs connected by a pedestrian pathway. The southernmost third of the site would give way to a five-storey, 18-metre-tall apartment building. The applicant has indicated their intent to use this structure as a seniors assisted living centre.

The remainder of the site would be characterized by three towers, including a pair of 14-storey, 45-metre-tall apartment buildings, with one of them stepping down to a three-storey row housing component. A 12-storey, 40-metre-tall hotel is planned for the final segment of the property at the northwest quadrant of the lot, closest to the transit centre.

The informal drop-in session will be held on the 16th from 6 to 8 PM at the Major General Griesbach School at 304 Griesbach School Road NW. It will give residents the opportunity to learn about the proposal and provide their feedback, which will then be incorporated into a report to city council for a final decision on the application.
