A revised design for the stalled Century Park proposal was released last week at two drop-in sessions, giving the community a look at the development before its rezoning heads to a public hearing on June 12. The mixed-use project by ProCura in South Edmonton would boost the neighbourhood's residential stock considerably, with a number of buildings of different scales adhering to the principles of transit-oriented development.

The City has been eager to see activity resume on the site after the economic crash of 2008 thwarted substantial development of the masterplan. The proposal has since been reworked to respond to current market realities, with more compact floor plans now being offered. The rezoning would allow up to 3,995 residential units to go ahead. As a way to ensure quick movement on the site, if ProCura fails to begin construction on at least 400 of those units within five years, that number drops to 3,595. The penalties would continue thereafter — another 400 units would be removed from the agreement if the developer doesn't start construction on 600 units within ten years.

The plan includes a private LRT park-and-ride situated in a parkade structure — the rezoning makes accommodations for 1,125 stalls specifically in above- or below-grade facilities only. The surface parking lot that exists on the property today will remain until 2020, when the City's lease expires.

Buildings would range in height from four to 22 storeys. Renderings for the development so far have shown a glass-walled Central Tower containing 176 units, a three-tower apartment complex called Time Square, and a mid-rise residential, office and retail development dubbed The Louvre. The plan aims to change the typology of the original "towers in a park" vision to a more connected urban campus, which would be served by a pedestrian high street running east and west through the site.
