I love how the building opens up to the street, there should be a noticeable increase in foot traffic when this is done.

With this infill piece in place I think there will now be increased interest in development on the east side of 97th street.

The way I see is it that this building is the first building on the west side of 97th street in downtown that actually acknowledges the presence of 97th street. Every other building from the museum to Canada Place ignores it. The court house faces a side road.

I suppose just having access that was limited by construction unimpeded now will help. Buy if events and use is mostly in the evenings and weekends, there may not otherwise be a noticeable increase during the day.

That would require the land owners to care. They are happy sitting on their ass doing nothing and just collecting parking revenue.

Bingo. Which is why that use should be temporary, discretionary and crafted to require a higher and better use in a reasonable manner and timeframe.
