Not a bad looking suburban TOD, slated for the future Desrochers LRT station on the Capital Line.

The Desrochers mixed-use development is a massive development at the terminus of Edmonton’s new South LRT line. Three buildings will be housed on the site, one 6 storey wood frame building will launch the development, with two 8 storey concrete buildings to follow. Commercial Retail units are available on the main floor, with the second floor dedicated to office. Upper floors will house apartment units. One level of underground parking is provided within the building footprint. A small number of site parking is balanced with large plaza areas and walk. The site is planned such that pedestrian and vehicular areas are separated and defined, creating safe and active public spaces.

Turn that whole development into a gated community by wrapping the podium 360 . The inner hollowed portion can be turned into amenities like a park, playgrounds for children, or a pond as examples. I would like to see this in downtown to entice families to become urbanized. We need children downtown...

Honestly, this is pretty good. It seems like we'll have a very solid medium density mixed use TOD built well in advance of the actual transit, which is kind of the opposite of how it normally goes in this city (Station Pointe, Century Park, Blatchford).
Plus, it's on the (fast) suburban-style Capital line, which means that the travel time won't even be that bad to the University or Downtown.

I'd argue it being built before the transit is bad though. Cause it won't attract people hoping to regularly use transit. It'll attract drivers. And the time it takes for someone to move from driver to non car owner is very long. Usually the lifetime of the vehicle. So effective TODs always have the transit first. That's why blatchford is being done as it is.
