The proposal is for a building approximately eight to nine storeys in height, with townhouse style units facing 83 Avenue NW and Commercial Uses facing 109 Street NW.

The proposed development would allow for a mixed use building, approximately eight to nine storeys in height, with townhouse style units facing 83 Avenue, and commercial uses facing 109 Street. Other features include:
  • Maximum height of 31.0 metres
  • Floor Area Ratio of 4.0
  • Maximum number of 172 dwellings
  • Minimum of 85 parking spaces
  • Parking accessed from the lane
  • Minimum of 20 bicycle parking spaces for commercial uses

Proposed rezoning in Garneau

Citizens are invited to an open house about a proposed rezoning and amendments to the 109 Street Corridor Area Redevelopment Plan.

Date: Tuesday, September 5, 2017
Time: 6:00 p.m. to 8:30 p.m..
Location: City Arts Centre, Drama Room, 1943-84 Avenue NW, Edmonton, AB

The application is to rezone land addressed 8307 – 109 Street NW at the northeast corner of 109 Street NW and 83 Avenue NW, from (US) Urban Services Zone to (DC2) Site Specific Development Control Provision.

An associated application to amend the 109 Street Corridor Area Redevelopment Plan has also been made to support this rezoning.

This application is intended to allow for the redevelopment of the Knox-Metropolitan United Church site into an 8-9 Storey Mixed Use Development. Commercial uses will face 109 Street NW while Townhouse Style Units will face 83 Avenue NW.

The meeting is an opportunity to learn more about the proposal and provide your feedback to the City and applicant. Feedback will be summarized in a report to City Council before they make their decision on the rezoning.

It fits in nicely with my idea of a Whyte Avenue Streetcar Tram -- the northbound leg between Whyte and 87th Avenue.

Am I crazy or does this building have almost no windows, or rather windows are small and sparse. This render is very deceiving, I don't know if any finishing material would make that look good.
 
Who knows. Some of the dark grey look transparent, but some of the light grey look transparent too. Then again, I can't see this being approved by EDC without any recommendations/opposition if it was all opaque panels.

After nearly 80 years on south side, Knox-Metropolitan Church building demolished
More than 76 years after sod was first turned on a parcel of land in the city’s south side for the Knox-Metropolitan Church, crews were on site knocking down the old structure to make way for a new development.

The Knox-Metropolitan United Church has stood on the corner of 109 Street and 83 Avenue since 1943. On Monday morning, demolition crews were working to tear it down.
