Qualico deserves great props for this
That they do!

But not only for doing it.

They deserve it for buying in to a city building vision for the site when it was purchased more than a quarter of a century ago.

They deserve it for constantly updating their master planning to respond to changing markets and changing conditions without losing site of the original vision.

They deserve it for persevering through constant changes in numerous councils and administrations when it would have been more expedient to simply acquiesce and settle for less.
 
I'm really excited for the completion of the city's warehouse park and what that will provide as a community space, but to see a private developer like Qualico going forward with constructing their own park/gathering space (roundhouse park) within this development makes me so so happy

A Development Permit application has been approved for a property located near you. The development is for alterations to a Residential development - adding 12 Storeys and 189 Multi-unit Housing Dwellings to the east Tower. The total number of Dwellings is increasing from 504 to 693. This is part of the Mixed Use development with 2 Residential Towers and main floor indoor Sales and Services Use and a 3rd floor Minor Indoor Entertainment Use (fitness facility).

1) Residential Floor Area - the proposed building is 94.5% Residential instead of maximum of 90% (Subsection 3.27.4.2.1)

2) Long Term Bicycle Parking Space dimensions and arrangement - some of the proposed Long Term Bicycle Parking Spaces (approximately 61.3%) do not meet the size requirement of the Zoning Bylaw and are 0.45m wide instead of 0.6m, are 1.6m long instead of 1.8m, and these space are in a stacked arrangement with upper row of bicycles spaces located on a rack above a lower row of bicycle spaces (Subsection 5.80.8.2.1, 5.80.2.2 and 5.80.8.3.1).

3) Short Term Bicycle Parking Spaces - no additional Short Term Bicycle Parking Spaces are provided instead of a minimum of 19 additional Short Term Bicycle Parking Spaces (Subsection 5.80.8.7) NOTE: The development was previously approved with 27 Short Term Spaces.

Wow! So with the podium.....45 storeys? 693 units? She's gonna be a big gal......can't wait!
 
^ I think this may be the revision from the 25-storey tower first approved to the current 37-storey tower plan (not 37 to 45, I'm guessing). If it is going to 45 storeys that would be something, for sure.
Oh I see, not a revision on top of a revision. Didn't the first revision DP to 37 already come out last fall? Even so 693 units / 37 = almost 19 apartments per floor. Whereas the Parks 1 has on average 11 apartments/floor.
 
^ suggests that your 45 storey solution makes sense in terms of units per floor -- at 45 floors it would be an average of 15+ units per floor (certainly more reasonable). All in all something doesn't fit here unless the full count adds in both parts of Phase I the tower already built and the new tower proposed.
