Highrise proposed on Peace Garden Park site in Oliver
A developer hopes to build a 16-storey tower at the site of a beloved community garden in the Oliver neighbourhood, but even if approved the project won't mean the end of the Peace Garden Park.

The park has provided a place for Oliver urbanites to flex their green thumbs since it was built in 2009.

The developer owns the St. John's school site, directly south of the garden. To avoid shading the park and killing the plants, the developer has proposed a land swap.

The developer's proposal includes building a new community garden directly south of the current location.

"We thought protecting the park from any kind of shadowing was very important, because the park matters to people," said Simon O'Byrne, vice-president of planning for Stantec, the engineering company on the project.

The developer, Limak Investments, hopes to build a 16-storey building on the garden's current site, with family townhouses at street level.

Proposed tower may uproot beloved downtown garden
Organizers of a popular downtown community garden have questions about a proposed 16 storey tower that, if approved, would mean their garden will have to move.

Peace Garden Park has allowed people to cultivate small plots at 120 Street and 103 Avenue since 2009, on leased city land. But now developers of a new residential tower have their eye on the land.

The developer, Limak Investments, bought a greenfield lot next door to the garden. But Simon O'Byrne, vice-president of planning for Stantec, said that if they built their 190-unit tower on that site, it would block the garden’s sunlight.

So, Stantec is proposing the two sites swap places.

A letter from the company, dated May 6, proposes the garden shift south, noting, “this configuration would optimize sun exposure for the public park, enabling community gardens and leisure uses.”

  • Floor Area Ratio of 5.5
  • Maximum height of 42m
  • Maximum number of 165 dwellings
  • Minimum of 175 parking spaces for residents
  • Parking accessed from the lane
  • Minimum of 40 bicycle parking spaces

Looks okay. Not a huge fan of the yellow in this context though. It's a bit much and could be toned down a little bit to trim features rather than huge swaths of panels across the entire building.

Now here is an example of a broad low tower that will definitely block out the sun on both sides of the street (at alternate times) for a good part of the day. That stated, the design is OK.
