A rezoning application has been received for land at 10906 69 Avenue NW. This rezoning application is to allow for a residential building, Peli Manor, approximately 4 storeys in height, facing 109 Street NW.

The proposed development would allow for a residential building approximately 4 storeys in height, facing 109 Street NW. Other features include:
  • A maximum of 28 residential dwellings
  • Family-oriented dwellings
  • Parking access from the lane
  • Protection of existing mature boulevard trees

Not surprising given the area. I went to a funeral at the church across the street a couple of years ago and remember thinking there wasn't much nearby other than the gas station. Just a lot of office style businesses, not so much in the way of retail.
 
@westcoastjos It's surprising to me because this is within the boundaries of the 109 Street corridor plan and Envision 109 streetscaping plan. I would be surprised if EDC does not send it back on that basis.

Edit: Just re-read the plan, I guess only the north portion is slated for mixed-use retail development, the south portion is for medium-scale residential, which I guess this fits in fine. I stand corrected.

Personally would have liked to see the entire strip be mixed-use with retail frontage, but imagine it could spread things too thin in the nearer term.

I guess I'm also curious why this is a DC2, though, and why the RA7 zone is insufficient.

The Committee recommends that the Applicant continue to work with Administration to create clearly demarcated, defensible spaces for residents with ground floor patio areas.
