This project started in 2014, and has been on hold for a long time with a partially completed parkade that started to collapse and affecting neighbouring foundations. It apparently was up for judicial sale. Starting a thread as there is confirmed movement on this one now:

This must be the max height for wood frames? I thought it was four for some reason, but I guess it is six?

I wonder if this was originally marketed as concrete and swapped to wood frame? I don't really know what happened with the condos - did they return deposits and swap this to rentals? Definitely will be a lot noisier and not to the same expectations buyers may have had.

@westcoastjos, I believe the exterior finish was always intended to be EIFS -- it just has a concrete-like "feel" in the renderings. 105th Ave. continues to go through transformation. I am promoting the idea of reducing auto traffic to two speed-limiting lanes (one in either direction and narrower than usual (10-feet instead of 12-feet widths) with the balance of the existing road's breadth then turned over to common-use pedestrian sidewalk with the one-time proposed "freezeway" in array with a 2-lane bicycle path and a tramway extension from the Grandin line that connects to Strathcona -- a linear park-like sensibility with restaurants and bars encouraged to locate along the length -- a true medium density urban street with some flair.

The windows look absolutely tiny for a new building. Is this for better insulation value and cheaping out on windows?

These tend to be small windows on newer woodframe from what i'm used to;
