The application proposes to return the area back to its original grid pattern with 102 Street to be opened from 105 Avenue to 106 Avenue as well as complete the bike network along 104 Street to the north. Improvements to all streets in the area will upgrade the public realm to provide activation and people back to the streets.

Commercial Streets:
Within the Village at ICE District, 102 Street as well as 105 Avenue are intended to be more commercial focused streets at grade and residential/office uses above. With its connection to Downtown, commercial uses will continue to frame the street. Commercial and retail uses are proposed at grade with extended frontage zones allowing restaurants and cafes to spill out with seating opportunities and for retailers to provide display areas while still providing ample space for pedestrians to walk and gather. Commercial uses are to have increased transparency and direct access to the street allowing for easy access and visibility in and out of the storefronts.
Residential Streets:
The residential and mixed streets are proposed along 103 Street, 104 Street, and 106 Avenue. The residential and mixed streets are intended to be more residential focused with opportunities for residential related uses as well as limited commercial uses to be integrated at grade. Residential uses are to provide individual accesses at grade with uses such as townhouses. Where commercial uses are provided, increased transparency and at grade accesses are required. Above the residential and commercial uses will be additional residential. The residential uses along 106 Avenue will also help in providing a more sensitive transition to the residential uses to the north of 106 Avenue.
Shared Street:
The proposed shared street runs east – west approximately along 105A Avenue. Anchored by the MacEwan LRT Station Park to the west and the new park to the east, the shared street provides opportunities for active linkages through the site. The shared street is intended to create a space for all modes of transport, however with priority given to the pedestrian. The shared street is intended to include special treatment through methods such as but not limited to different types of pavers, stamped concrete, etc. and either a rolled or no curb to create a seamless street. Adjacent uses are encouraged to front and activate the shared street to both enliven the street and provide eyes on the street with uses such as cafes, patios, and
outdoor displays. The shared street also provides opportunities for events and festivals to occur in this area. The shared street can be closed to vehicular traffic for special events and activities, provided an extended space along this corridor.

Development is proposed to start in the northwest corner of the site in proximity to 106 Avenue and 103 Street. The first stage of development is proposed in this area due to the ability to tie into existing services as well as accessibility and visibility to the bordering roadways connecting the site north, east and west. As development continues it is anticipated to move south and east. Development to the west may be delayed depending on the City’s requirement for a surface parking lot for Emergency Services. The parking lot is currently located on 103 Street, however there are opportunities for the parking to be relocated to 104 Street (between 105 Avenue and 106 Avenue). Due to the size of the site, development will occur over an extended time frame with anticipated build out in approximately 15 years. The time frame is market dependent.
 
The Lingnan on 104 St won't be touched!
I may have missed something but does anyone know what's happening with that strip of land south of 106 Ave between 102 St and 103 St (i.e. non-participating landowner)?
A good question... wonder what happened there. Per Streetview, hasn't been anything there but an empty plot occasionally used as a laydown/soil storage yard.
 
I'm not going to say it nor type it, just hint... in my own mind I have put it to music P&B, P&B, P&B.
 
Looking back at this article from 2019, they originally projected that this phase could include up to 4,000 dwelling units. The planning document gives a lesser maximum of 2,500 units, but it does not encompass the site of the former baccarat casino. I wonder if the three towers planned for this site could include 1000-1500 units? Those would be some dense buildings. I also wonder what they have in store for the site of the current Boyle Street building that they bought recently, since it's not included in these plans.

I hope there is a line in the budget allotted to maintaining the flower pots. They look great but require maintenance.

They should allot the budget towards you so you can maintain them 👨‍🌾🌻🌻🌷
