Proposed rezoning in Forest Heights for a residential tower
Residents are invited to an open house to provide feedback on the proposed rezoning of a property at 7730 101 Avenue NW in the Forest Heights neighbourhood.

The proposed rezoning of the site from a DC2 Site Specific Development Control Provision to a new DC2 would allow for the development of a 19-storey residential tower connected to a 6-storey building with an active residential and commercial frontage facing 101 Avenue NW. The proposed development would include a maximum of 300 residential units, and provide all required parking underground.

The open house will be an opportunity to learn more about the proposed rezoning and to provide feedback to the City and the applicant, GMH Architects. Feedback will be summarized in a report to City Council for a final decision on the rezoning.

Attended the open house. It was pretty well attended in the first hour, which was all I stayed for. No new information was presented. Some concerns stated were about the height, most comments related to affordability and more seniors housing.

Patricia Motel, holdover from Edmonton's past, faces final checkout
In one of life’s unlikely twists, David Hamilton spent his first night in Edmonton at the Patricia Motel in 1969.

Forty-seven years later, Hamilton is the owner of GMH Architects, the firm representing the developer who now owns the motel and wants to knock it down to build a seniors housing complex that includes a tower up to 19 storeys.

“It was a nice place then,” Hamilton said. “It had a swimming pool at the time. That was really considered very, very advanced.”

The motel, at 7730 101 Avenue, is considered rundown and tired, and that’s after it was acquired several years ago and cleaned up by new owners, Hamilton said. The motel’s guests are now clients of various social agencies staying for longer terms, he said.

It’s also located in an unusual place for a motel, a residential area away from high-traffic thoroughfares.

But Edmonton was a much different place back then.

“At that time, and this will show you how much Edmonton has changed, it was a main road into town,” Hamilton said. “The Yellowhead (Trail), of course, took all the traffic out afterwards.”

Seniors housing complex could replace Edmonton's Patricia Motel
The Patricia Motel, a faded relic of Edmonton's past, may be ready for its final check-out.

A proposal from GMH Architects would see the aging building demolished and the property redeveloped into a housing complex.

The 'Forest Garden' proposal includes a 19-storey residential tower, which would connect to a second six-storey building with both residential and commercial units facing 101st Avenue.

The high-rise condos would house up to 500 seniors in the east Edmonton neighbourhood of Forest Heights.

"People that are in the retirement age are growing very, very rapidly in the city, and it's going to be a market that's going to grow over the next number of years, it's almost going to double," David Hamilton, owner of GMH Architects, said during an interview on CBC Edmonton's Radio Active.

"Seniors are retiring in large numbers, but the buildings that can accommodate them are actually quite limited."

Rezoning goes to council Oct. 24.

The applicant has made several changes to the design based on feedback from Planning + Design and from the public consultation. The tower portion of the building has decreased in height from 65 m and 19 storeys to 54m and 16 storeys. Previously, the applicant proposed only residential units fronting 101 Avenue, but changed the design to incorporate the smallformat active commercial frontage.

Pushing the commercial to 101 Ave is a good move, that was one of my feedback items so I'm happy about that.

Edmonton council approves rezoning for 'honking' building proposal
In less than 10 years, Allan Wright and Trudy Watson could be looking at a “big, honking” building in their community park.

On Monday, city council passed a bylaw to rezone land in Forest Heights so that both mid- and high-rise developments can be built.

But it didn’t come with scrutiny from Coun. Ben Henderson, who represents the community.

In fact, the same proposal came to council five years ago. No action on the site has occurred since then.

As a result, the proposal came with some provisions. If the developer can’t demolish the existing motel on the site within two years or obtain a building permit to construct the tower in six years, height for the high-rise will be reduced.

Edmonton's Patricia Motel given two years to complete demolition before building apartment complex
Edmonton council approved a new plan this week for a resort-style 16-storey seniors’ complex for the Patricia Motel site, but only if the old buildings are torn down within two years.

If the developer fails to tear down all the principal buildings, or fails to start construction within six years, the zoning reverts to a seven-storey limit.

Ward 8 Coun. Ben Henderson voted yes, but only because the community desperately needs more seniors’ housing.

“It’s a huge, hulking building that’s going to completely dominate that park,” said Henderson, of the proposal for 7730 101 Ave., a site that backs onto a ravine. “Go and look at Forest Heights, there’s nothing over 2-1/2 storeys. It’s so completely out of context with that neighbourhood.”

How likely do you think this is to go ahead? Would be such an improvement over that hotel, with minimal negative community impacts because of its location
