my guess is that it was just a miscalculation by misplacing the decimal point... at $3,500 per unit, 200 units would amount to $700,000 per annum.

no residential tower would have a retail or commercial component large enough to make up the difference - it would probably take 100,000+/- sf of class a office to make up that $6,300,000 shortfall.
 
Feels close to being an actual building now with some presence!

I believe that 'it must commence construction in 2021' to be eligible.
given that the parkade is completed and podium construction well underway and that those both include foundations and infrastructure, the issue is probably not "did it commenced construction before the program expires in 2021" but whether it commenced construction prior to the program existing at all as it's clearly designed to spur new projects, not projects that are already underway.

On the other hand, one may argue that they were always very clear on their intentions of only building the podium and parkade and waiting to build the tower and, in that sense, building the tower portion is "new".

From my understanding this only applies to new residential units that are underway... not a podium, even if for said units as they have been clear about it being different stages.

But yes, curious to see how they deal with this one.

With all of that glass, this corner will look great illuminated at night when CityMarket opens.
I don't know why, but I get excited when I see new structures cozying up to traffic light standards at street corners. Must have something to do with the intermittent thrill of densification in this city, and the hope for much more to come. Or the fact that we have so many prominent street corners with barren developments and surface lots, and the idea of having density right up to the street corner is so fresh, exciting, alien and unlike Edmonton...

I do believe we wont be seeing it go up until the podium is done and occupied by it's major tenants, but I won't be surprised if we see it starting to climb this year, still.
Wouldn't it be safer to get the tower constructed before the podium is occupied by tenants? Get the crane back there, stat.

Logistically easier yes, I wouldn't say it has an impact on safety though. Keep in mind that many tenants were in the Stantec tower while the structure was still being built above.
 
Is there something in this city incentive to ensure a developer doesn't start construction in 2021 to receive the tax relief but then construction stops shortly after for an unknown amount of time? That has certainly happened before for various reasons on some projects.

It would be good to see this tower finally move ahead ... and if they could also fill that spot where the old casino used to be, that would nicely complete this part of the ICE District.
That would be a dream come true. Honestly, I'd rather a tower on the Baccarat corner first, which I feel should've always been more of a priority than the tower portion of BG.
 
I would also love to see the defunct "Edmontonian" rise back from the grave and fill the site just north of Epcor Tower, but the chances of this happening are below zero.
I'm more annoyed by the empty lot on the corner immediately south of the EPCOR Tower, as well as the surface lot across the avenue. For crying out loud, those two are just screaming with potential for density.

'The Galleria' project was planned for that lot, amongst other lots to the east and north. However, it unfortunately fizzled out when the U of A backed out of being a major tenant.

while that was the most public reason given, what was much less public was that the province even then was saying they wouldn't fund anything additional and the galleria commitment would have had to come from existing funding which put the university in a pretty untenable situation.
