Bonnie Doon mall losing Sears store, looking at redevelopment
One of Edmonton’s oldest shopping malls is preparing for an overhaul after losing another major anchor tenant.

The Sears outlet store at Bonnie Doon Shopping Centre will close its doors Dec. 24 because the retailer doesn’t have as many items to sell there as it did in the past, company spokesman Vincent Power says.

“It was mainly selling off-price goods that were surpluses from our catalogue channel and other retail stores,” he wrote in an email.

“However, more modern inventory management systems and capabilities have greatly reduced the amount of surplus inventory we have to sell in our outlet stores, so we do not have the (same) space requirement.”

Sears told the store’s 56 staff about the move last July and is giving them first chance at any positions for which they’re qualified that come up in its other Edmonton-area outlets.

What is going wrong though is having too many areas for TOD at once? Then none of them getting a critical mass to make it more than vertical suburbs.
 
I'm actually meeting with Morguard next week, hoping to get some more information I can share here ahead of the open house.

Bonnie Doon mall owners plan major redevelopment
Bonnie Doon Shopping Centre is facing a major overhaul that will include building high-density housing, shops and improved connections to a nearby Valley Line LRT station.

While few details about the proposal have been released, a rezoning document submitted to the city in December by facility owner Morguard Investments Ltd. says development of the 12-hectare site will help Edmonton’s plans for more sustainable growth.

“The redevelopment proposal and rezoning application present Edmonton with a unique city-building opportunity that will provide a mix of higher density uses in a strategic location while helping to implement city council’s vision.”

The scheme, expected to roll out over the next 30 years, will feature a variety of medium- and high-density housing, local and regional retail opportunities, enhanced connections to the Bonnie Doon LRT station and a possible future LRT, as well as parks and open spaces.

The mall, at the corner of 82 Avenue and 83 Street, opened in 1958 as Edmonton’s second shopping centre, but lost major tenants in recent years with the closure of Sears and Target, which is now used for a Stitches Factory Outlet.

An open house at La Cite Francophone is scheduled for Jan. 30 to discuss the project. Morguard officials couldn’t be reached for comment.

Got a sneak peek at what will be shown at the open house on the 30th. I'll scan more interesting parts of the booklet tomorrow.

Not much in the way of details yet, but these guys are interested in doing this right.

They're talking about a 30-year build-out, but are keen to get started. Looking forward to seeing this evolve.

Project is officially called Connect Bonnie Doon. Website should be online soon too.

Oh and I learned that the Sears space will NOT be demolished, and they in fact have a tenant lined up for it.

They couldn't say who, but did indicate it's not retail. ...and not a call centre for what it's worth. :p

Inspiration Centre (inside the mall, by Safeway) opens Jan. 25 and will be open Wednesdays-Saturdays during mall hours.

Open House will be at La Cite (8627 rue Marie Anne Gaboury) 5:30 - 8:30 pm on Jan. 30.

Plans in the works to transform, revitalize Bonnie Doon Shopping Centre
Steps are underway to begin a transformation of the Bonnie Doon Shopping Centre.

Morguard Investments Limited, the site development manager of the community mall, has expressed an interest in rezoning the shopping centre. The site is currently under a site specific development provision (DC2.485) and there is an interest in converting it to a site specific development control provision (DC2).

The application is currently in the pre-application stage, according to the city, and Morguard is consulting with the local business community and community leaguesabout what they would like to see on the site.

Design inspirations submitted to the city show a bike-friendly, walkable and transit-heavy development with high-density residential and commercial opportunities. Information from Morguard states the majority of new density and land use mix will likely be located less than 400 metres from the Bonnie Doon LRT station.

In a vision and site analysis submitted to the city, Morguard said the community mall is “a prime opportunity to reinvest in Bonnie Doon and establish it as a district that supports liveability, long-term sustainability and is truly a place where residents can live, work and play.”

Open house showcases possible Bonnie Doon Shopping Centre changes
The wheels continue to turn on proposed changes to the Bonnie Doon Shopping Centre. An open house on Tuesday night invited neighbourhood residents to review and contribute ideas for the redevelopment.

While the company that manages the site, Morguard Investments Limited, has not put an application in to the city yet, they hope to introduce more official plans at some point this year.

Senior planner with the city Andrew McLellan was on hand, and said that it’s not unusual for an open house to be held before moving forward.

“They’re doing a consultation with the community before they even submit an application to the city. So we’re here just to be involved with the conversation right from the beginning,” he said. “So that when we do get an application and put it through our processing, we’re aware of everything that’s happened beforehand.”

According to McLellan, the open house and subsequent application would only be the first of many steps necessary for the city to approve of a project this size.
