'Bitterly disappointed' developer wants answers on stalled North Edge, once trumpeted as downtown catalyst
In Edmonton’s Railtown development, the city borrowed against future taxes, covered the rough tracks with a beautiful greenway and now boasts a bustling community with thousands of residents.

Compare that to the North Edge development along 105 Avenue, said Greg Christenson of Christenson Developments, who is “bitterly disappointed” with the potholed streets, missing sidewalks and general decay of an area once heralded as the next big catalyst for downtown.

Edmonton councillor addresses 105th Avenue sidewalk, bike lane complaints
Complaints of missing sidewalks and vehicles parking in bike lanes have Edmonton city councillor Scott McKeen raising concerns about the pace of revitalization along 105th Avenue.

McKeen said Tuesday that plans to create a walkable urban stretch along 105th Avenue between 109th Street and 119th Street have been "slow-going," in part due to other large projects such as the downtown arena, Rogers Place.

But he said residents have since moved into a number of new buildings and want to be able to walk in their community.

"There are places where there are no sidewalks," McKeen said.

"I think there's a duty on the city to make sure people are safe when they're walking from place to place."

105 Avenue project still needs $20 million
City officials blamed utility work and the complicated process of burying power lines in tight quarters for delays to one of Edmonton’s downtown catalyst projects. The 105 Avenue north edge project was first approved in 2004, received capital funding for the first phase in 2012, but still has large gaps, without even basic sidewalks.

On Wednesday, city officials said it will cost $20 million to finish the pedestrian greenway along 105 Avenue between 116 and 105 streets. Planners will update the design in the fall.

“It all depends on the next round of the capital budget,” said Ward 6 Coun. Scott McKeen. “It’s been really frustrating, but it’s sewer work that delayed a lot of this.”

City to hold drop-in public meeting for 105 Avenue Streetscape
A drop-in public meeting will be held Feb. 13 to present the preliminary design options for the 105 Avenue (Columbia Avenue) Streetscape.

This is a key corridor in the revitalization of the downtown north edge, said a news release from the city on Thursday. Phase one of the streetscape improvements from 116 Street to 119 Street was completed in 2016 to help make 105 Avenue more accessible and pedestrian-friendly, it said. Phase two will focus on the thoroughfare from 97 Street to 116 Street.

The City has updated the preliminary plan for the 105 Avenue (Columbia Avenue) Streetscape. Residents and stakeholders are invited to view the recommended plan and the options that were considered. The project team will be available to share information and answer questions about the plan. The preliminary plan includes the incorporation of permanent protected bike lanes, open plaza space, interim intermittent parking and drainage upgrades.

● The poor design resolution between the community’s desire for greenspace
and the need to accommodate an active transportation connection.
● The lack of clarity / delineation between pedestrian, cyclist and vehicular
movement (negatively impacting user safety in the space) - expressed through
material changes and simple design details (eg. changes in grade, curbs, etc)
● The need to simplify the proposed design - to assist with the clarity and
legibility of the space and how it is used (as both a green space and an active
transportation connection).
● The lack of winter colour and interest in soft and hard landscaping.
