    Connect Centre | 56.3m | 16s | ONE Properties | DIALOG

^ agreed, but with the addenda: there are no voices at the decision making table that can relate to going out until 3 am, or living downtown, or spending any time downtown that isn't begrudgingly showing up to do their jobs. Specifically talking about council and admin senior mgmt on this one.

    Downtown Farmers Market

I’d suggest ECC Bay space first floor (change a couple covered window displays to opening garage style doors) but once 102 ave LRT construction commences, it’d never survive

Beaver Hills House Park & Michael Phair Park Renewal

Love the paving stones extending into the alley. Blowing out the half wall separating Beaver Hills from the alley/Michael Phair really has helped open the space as well.

The Standard - Office to Resi - 19 storey - Leder Investments

It's definitely how the glass was intended to look, very 1980s, just used the nicotine stain brown as a descriptor of the colour.

The Standard - Office to Resi - 19 storey - Leder Investments

Didn't realize this was considered a Class A office asset. PSF operating costs are quite reasonable relative to comparables. Probably not in the cards but I'd love to see new glazing+mullions, the current nicotine-stain brown tinged windows really age what is otherwise not a bad looking...

Cycling and Active Transportation in Edmonton

I wonder if they painted a yellow centre line down that MUP, as goofy as that might look, if that would create a psychological cue for pedestrians to stay more aware of cyclists. Anyone who has lived in Edmonton for awhile recognizes the black asphalt with yellow centre line as MUP paths where...

Cycling and Active Transportation in Edmonton

All the more reason! I will say though, I really dislike MUPs the way they built that section. Pedestrians don't expect anything fast moving and assume they are simply wide sidewalks. I don't visit this thread often so I am probably just repeating frustrations

Cycling and Active Transportation in Edmonton

Instead of directly near above/below 111 ave, hear me out for bike infra instead of MUP:

Cycling and Active Transportation in Edmonton

113th st bike lane would be a perfect bike commuting route for a lot of Blatchford also, no? 113 st -> 105 ave -> destination (MacEwan, downtown offices, Rogers/ICE, or through Railtown MUP down to U of A/Garneau) Best way to sell bike lanes is keep them off main arterials. Perhaps 113th is...

Rooftop patio restaurant? I like this guys vision already. $12,5 seems like a pretty reasonable price for the asset and location. Especially consider previous ownership did a pretty nice reno to the lobby maybe 6-7 years ago.

    The Parks | 146.91m | 45s | 35s | 13s | Pangman | Hariri Pontarini

Which is very possibly true, but it's in the leasing agents best interest to go with longer predicted timelines, rather than saying "Please rent in this building! Oh btw starting next year there's going to be years of 6-7 days a week, 7 AM to 10 PM construction literally 20' away from you"

    Wadhurst Townhomes | 11.75m | ?s

You gotta respect Cantiro, they probably could have sold to some fly-by-night numbered company to build two architecturally handicapped 8 plexes and instead are getting right back in the ring after taking a beating on the first phase.

    TBD | 22.06m | 6s | Westrich Pacific | J+S Architect - 10123-106st

Could it be better aesthetically? Yes. But to be fair, what west of 104th development built in the past two decades has any sort of nod to the warehouse district in its architectural theming? I don't see any in the Parks, Norquest's Singhmar (and proposed career skills centre), Monaco I&II...

    Metro Line LRT | ?m | ?s | City of Edmonton

City badly wants better transit connections for the N/NW. For BRT, the City can construct it within their own financial capabilities and thus plan that with relative certainty into their 10 year cycle. Large scale LRT expansion without at minimum a Fed/Provincial funding MOU is extremely...

    Rossdale

Do you have more info/insight on this? Was it really done for a food & bev operator? Per Streetview, in July 2024 the 'patio' area railings weren't installed yet--for a gov't project, not unsurprising to not have much movement while awaiting funding/approvals/direction/leadership changes, etc...

    Metro Line LRT | ?m | ?s | City of Edmonton

IMO it all depends on cost estimates of construction of the line after the bridge. If you can run a ROW up say, Castle Downs Rd up to 153rd ave over to Naki park'n'ride (and then St Albert), even with the bridge it might not be all that eye watering of a project cost as far as projected...
