A previous highrise proposal for the corner of 99 Street NW and 89 Avenue in Strathcona has been truncated and duplicated in newly submitted plans to the City. The redevelopment project for the Bateman Lands where the Wild Earth Bakery stands originally called for a tower with a maximum of 31 storeys. The new application haircuts that scheme and instead proposes two shorter towers of 18 and 15 storeys.

The revised application comes after feedback directed at Bateman Properties and ONE Properties via public consultation and the City's technical review process. The preponderance of that feedback focused on concerns over the project's height.

"Since our initial proposal presentation and community open houses, we have reviewed the feedback and actively listened to the community," reads a blurb on the project's website. "We have reviewed the proposed zone and have accomplished a significant amount of work to improve the level of design detail. The new schematic design will reflect the community's preference for a reduction in height while still preserving the same floor area density."

The revised DIALOG-designed concept would see the two towers rise to respective heights of 65 and 55 metres. It also entails a minor reduction in the number of units from 240 to 217. There would be 176 vehicular parking spaces for residents, 44 spaces for commercial uses and visitors, and approximately 117 bicycle parking spaces. All parking will be located underground, and ground-level retail will activate the streetscape.

The development team had hoped to begin construction next year prior to amendments being made. Additional information can be found in the Database file linked below.
