City council is set to consider a rezoning application in Central McDougall that would allow for the construction of a highrise development by MC College. The training institution, which specializes in hairstyling, esthetics and fashion, has a presence in six Canadian cities, and is seeking to build their largest campus at 10527, 10531 and 10541 106 Street NW.

The bylaw proposes to rezone the land from DC1 (Direct Development Control Provision) to DC2 (Site Specific Development Control Provision). Doing so would give the educational institution clearance to build a high-density development that would contain corporate offices, student residences and retail uses. Elevation sketches show a building profile of 22 storeys, with the residential tower rising from a four-storey podium. The mixed interior programming would allow students to live and study in the same building.

The development went to the Edmonton Design Committee in September, where it was referred to as the FCE Building. Diagonal setbacks in the volume at the 4th and 22nd floors would gradually carve away at the structure, leaving a triangular floor plate at the roof. An indentation in the north elevation of the Dub Architects-designed building helps break down the massing.

The application goes to council on December 4. We'll continue to follow the project as it makes its way towards construction.
