Another low-slung piece of Oliver real estate may be turned over for a mix of retail and residential use if a proposal by Vancouver-based developer Greenlong Construction wins approval at city council. But the redevelopment at 115 Street and Jasper Avenue is still a long way from the desks of the planning office, with an open house held over the weekend gathering public input prior to the submission of a rezoning application.

The lands at 10107,10129, 10133 and 10137 115 Street and 11452 and 11460 Jasper Avenue are currently occupied by a pair of commercial buildings two and four storeys in height that contain ground-level retail along Jasper and 115 Street. A surface parking lot behind the property is also under the scope of the proposed project, which calls for two towers upwards of 48 and 37 storeys. That translates to an approximate height of 160 and 123 metres respectively, with 376 and 301 residential units split between the highrises.

The existing rear laneway would also be animated by individual storefronts. The parking lot and driveway to the east that separates the property from the former Shoppers Drug Mart — not included in the scheme — would also be transformed into a pedestrian-friendly retail landscape. All parking would be situated below ground.

The proposal is sited roughly a block west of Regency Development's Emerald Tower, slated to rise 45 storeys above Jasper Avenue, which itself is undergoing a transformation.
