Out with the mass, in with the glass. The former Associated Engineering Building, a 1970s concrete tower often criticized for its visual heaviness, is undergoing substantial renovations to its technical and aesthetic attributes. With ProCura leading the charge, Manasc Isaac is letting the 12-storey edifice breathe a bit more, with large walls of glass replacing much of the previously impermeable building envelope.

The structure's new high-performance triple-pane glazing permits the entry of natural light, while upgraded mechanical and energy systems inside aim to decrease electrical consumption by 40 percent. Additional attention has been paid to the fitness facility and lobby, which are both being updated. The renovations will also bring a new conference facility to the space. New tenant WSP is taking over four floors in the building, which now boasts the company's name. AIMCO, Central Social Hall, and Employabilities are among the other tenants expected to occupy the office tower.

Cited as a "key entryway into the downtown core" by the architects, the intersection of Jasper Avenue and 109th Street has become a focal point of construction activity in recent years — The Mayfair on Jasper is approaching completion just across the street, replacing the old Mayfair Hotel and a barren parking lot with a more appropriate and sensitive pedestrian-scaled mid-rise development.
