  • Area A – 5 storey (18 metre) apartment building. While not required by the zoning, the applicant's intent is to develop this building as a seniors assisted living centre.
  • Area B – 14 storey (45 metre) apartment building.
  • Area C – 14 storey (45 metre) apartment building which transitions into 3 storey row housing on the eastern portion of the site.
  • Area D – 12 storey (40 metre) hotel.
The development would have a maximum of 532 dwelling units with underground parking on site. Access to the development will be from 157 Avenue NW on the north side and 95 Street NW on the south side.

Proposed rezoning in Eaux Claires for a hotel and apartment buildings

Eaux Claires residents are invited to an information session about a proposed rezoning in their neighbourhood at 9503 - 157 Avenue NW.

Date: Thursday, November 16, 2017
Time: 6:00-8:00 p.m. (drop-in, no scheduled presentation)
Location: Major General Griesbach School, 304 Griesbach School Road NW

The proposed rezoning from AG (Agricultural Zone) to DC2 (Site Specific Development Control Provision) would allow the opportunity to build a high-density residential development and hotel next to the Eaux Claires transit centre.

Four buildings are proposed in total:
  • 12 storey (40 metre) hotel;
  • 14 storey (45 metre) apartment building;
  • 14 storey (45 metre) apartment building with a three storey (12 metre) row housing development at the base; and
  • five storey (18 metre) apartment building
The development would contain a maximum of 532 residential units, with required parking provided underground. Amendments to the Eaux Claires Neighbourhood Structure Plan would also be required to reflect the rezoning.

The information session will be an opportunity to learn more about the proposal and
provide comments, which will be summarized in a report to city council for a final
decision on the proposed rezoning.

Developer proposes hotel, seniors' residence and towers in Eaux Claires
A local developer aims to build a new seniors’ assisted living complex, a hotel and two mid-rise condominium buildings next to the Eaux Claires transit centre in north Edmonton.

Entrepreneur Sadru Nazarali’s numbered company purchased land at 9503-157 Ave. 12 years ago with the intent of building seniors’ housing that would allow older adults to age in place, he said.

“This project was not done in isolation, but (in) complete consultation with city’s departments, as well as the neighbourhood. It is really important for us that we listen to the neighbours,” Nazarali said on Saturday.

The land is currently zoned as agricultural, and sits north of the Belle Rive Ismaili place of worship and the Clearwater Plaza shopping complex.

A 165-unit, five-storey housing complex for seniors would sit on the south end of the parcel, and is Nazarali’s priority. He’d like to have shovels in the ground within a year of gaining approvals from the city.

For the rest of the land, he may enter into joint venture projects, or sell the land to developers. His proposal includes a 12-storey hotel, a 14-storey condominium building with 103 units, and a second 14-storey condo building connected to row housing at the base, with a total of 112 units. About 85 per cent of the parking for residents would be underground, says a letter sent to neighbours in August.

Each structure could cost about $40 million, Nazarali said.

He hopes the project’s proximity to the transit station and a grocery store will attract both seniors and families.
